The Building Regulations are a set of legal requirements which apply every time building work is carried out. This topic guide provides a summary of the topic, focusing on aspects which most affect the building services industry. It is based around the England Building Regulations, although similar regulations apply in Wales, Scotland and Northern Ireland. The information was correct at the time of publication, in November 2023, but changes are frequently made so readers are encouraged to use up-to-date information from official sources.

The Building Regulations contain a great deal of information about the situations in which they apply, and also exemptions. The technical requirements are in Schedule 1, which is split into parts A to S. Most of these technical requirements are fairly broad and overarching. They are supported by guidance in the form of Approved Documents. It’s not compulsory to follow this guidance – applicants may choose other means of showing compliance with the Building Regulations.
