The guide has been significantly updated from previous editions and covers important changes in legislation that building owners must follow to be compliant.

Buildings are complex entities with numerous systems that need to be properly maintained in order to perform their function effectively, efficiently and safely.

Aimed at facilities managers, BG 80 lists all the tests, checks and inspections that are required on building services systems required by legislation, Approved Codes of Practice and/or supporting guidance. In addition to an Excel workbook, the guide includes general information about legislation in the UK and guidance on how to use the workbook. Updates for 2025 include:

  • Information has been updated to reflect changes in legislation, Approved Codes of Practice and guidance.
  • Guidance in Health Technical Memoranda (HTMs) has been included.
  • Whereas the guidance previously only specifically covered England, it has been expanded to cover Wales, Scotland and Northern Ireland.
  • Specific paragraphs or clauses in regulations, Approved Codes of Practice and guidance documents have been referenced.
  • Tasks required under the Fire Safety (England) Regulations 2022 have been included.
  • Guidance in BS EN 806-5 and BS 8558 has been included, as these standards are referenced in HSE HSG 274-2 in relation to legionella protection.

This guide will help facilities managers to plan statutory inspections, ensure compliance with legislation, and ultimately ensure the buildings they are responsible for are safe to occupy.

The workbook is organised by task. For each task (test, check or inspection), the following information is provided:

  • System
  • Asset
  • Minimum required frequency
  • Skill level or qualification required
  • Recording and record retention period
  • Legislation requiring the task to be carried out
  • Approved Code of Practice, guidance document or standard giving details of the task
