Overview

This guide was developed by BSRIA, working with the BSRIA Soft Landings Network. It explains the twelve core principles which define Soft Landings projects. This second edition has been published to align with BG 54/2018 Soft Landings Framework 2018 and supersedes the first edition, BG 38/2014 Soft Landings Core Principles.

Soft Landings is a building delivery approach that helps clients and building end users to get the best out of their buildings. Soft Landings introduces supplementary activities to the construction project process to achieve a more performance-driven outcome.

A Soft Landings project is defined by following the Core Principles. The package of principles should be adopted in their entirety in order for a construction project to be deemed a true Soft Landings project. It is important that clients and project teams recognise that the six Phases of Soft Landings are interdependent. In particular, Phase 2: Design builds on Phase 1: Inception and Briefing, while Phase 4: Pre-handover requires follow-through with Phase 5: Initial Aftercare.
